When we bought this apartment 6 years ago our goal was to try to create a contemporary home with the livability, functionality, and conveniences of a modern building while retaining as much of the charm inherent in a Victorian era San Francisco flat as possible.
In a nutshell, this is what has been done in the last 6 years with permits:
* New electrical wiring and receptacles throughout the apartment.
* New electrical subpanel in the unit serving the bathrooms and bedrooms with room for additional circuits.
* New furnace.
* Comprehensive removal of bad plaster replaced with 5/8" sheetrock.
* Fully remodeled and updated kitchen.
* Fully remodeled and reconfigured bathroom with the addition of a half-bath.
* New plumbing in kitchen and bathroom with upgraded service line to accommodate additional bathroom, kitchen, and laundry demands.
* New wall-mounted on-demand water heater.

In the 6 years we have lived/worked here we have done substantial work in each of the rooms of the flat. The work progressed at a steady but slow pace as we moved from room to room. As we began work on each new room we were presented with a unique set of challenges but our objectives remained consistent throughout:
•Maintain, replicate, or pay homage to as much of the original detail as possible and/or was practical. To this end most rooms retain their original trim, picture moldings with plaster relief, and coved ceilings where they were still in place. Obvious exceptions to this approach are the modern kitchen, aspects of the bathrooms, and recessed lighting in the stairwell and hallway.
•Repair plaster where possible or replace with sheetrock where necessary.
•Restore and preserve original Douglass fir wood flooring.
•Upgrade the old knob-and-tube wiring to a completely modern and code compliant system.
•Make floor plan changes where necessary for the purposes of defining rooms more appropriately and improving the flow and usability of space.
•Install necessary wiring for modern communications and entertainment equipment. One run of RG-6 coaxial and two runs of Cat5e phone/networking cables at multiple locations in each room throughout the apartment.
